Comprised of 38 homewares retailers, the asset is the fifth biggest large-format retail center in Australia, benefitting from over 4 million customers each year.
Investment rationale
The site benefits from unrivalled connectivity at the crossroads of three of Sydney’s largest arterial roads with access to 1.5 million people within a 25-minute drive time along with significant population growth in the local catchment of 1.66% in comparison to the New South Wales average of 0.91%. The investment management team identified the site as having significant development upside, with the low site coverage providing opportunities to expand and redevelop existing buildings. Furthermore, the asset is fully occupied at below-market rents* with significant demand from occupiers not represented at the asset or within the local catchment, providing an opportunity to access positive rent reversion through the hold period.
