About the building

Kennedytoren (Tower), a multi-tenant office asset in our LaSalle Encore+ portfolio, is one of a few buildings of significant size with high sustainability credentials in the Eindhoven, Netherlands office market.

LaSalle’s sustainability-led interventions resulted in an improved leasing environment, during a period of broader valuation decline within the office market. Sustainability has also improved this building’s marketability and tenant satisfaction.

Sustainability driving performance

LaSalle invested in best-in-class sustainable technology – including a new green roof, technology to reduce water consumption, and installation of new internal and external LED throughout the entire building – and implemented more ways to track sustainability progress – via establishing an ecological report for the asset and proactively renewing BREEAM certifications.

These upgrades had a positive effect on leasing. Our asset management team estimates that without the building improvements and sustainability certifications, the available space would have taken on average six months longer to lease; with the upgrades, the building is already fully leased* (average vacancy in this sub-market is between 4-5%).

In one example, Kennedytoren was the only available office building in the market with sufficient space aligned with a tenant’s sustainability requirements, resulting in a long-term lease agreement.

Furthermore, the asset management team is working toward the electrification of the building with the ambition to be independent from fossil fuel with the planned upgrade of the thermal energy storage (TES), which is expected to lead to additional energy savings and improved environmental performance.

Outcomes and recognition

The improved sustainability performance has positively impacted the property valuation and made it more attractive to both investors and tenants; leasing was facilitated and the asset liquidity is improved.

With the enhanced technology, the building’s green credentials exceeded expectations. It attained a BREEAM rating of Excellent instead of an expected Good, and it improved its Energy Label from A to A++.
