Team Overview: 

The fund management team is responsible for acting as a liaison for all other departments of the business with regard to the Fund. As such the role is both internal and external facing. It involves close teamwork with the Asset Management, Acquisition, Finance, and Financing teams, as well as liaising with external service providers and the client.

 

Role and Accountabilities:

The successful candidate will support the fund manager in the day-to-day activities. This role is more focused on the analytical part, i.e. modelling fund returns and running scenarios analysis in order to support internal and external clients. An important part of the role is the communication with and management of Client as fund operator, which requires a relatively strong personality. The candidate must have a profound understanding of financial modelling based on university degree. This role will also involve significant interaction with Asset Management and Acquisitions, but also with CCG as well as external clients/advisors and valuers. Besides very good financial modelling skills, soft skills such as communication and team-fit are important.

  • Support fund manager and KVG managing director in strategic and operational fund management following the entire investment process (60%)
  • Working out cash flow models adjusted to KVG needed for starting acquisition process immediately (10%)
  • Working out legally required risk management scheme according to German Investment Act (10%)

 

Investment Strategy and Performance

  • Support to implement investment strategy for the portfolio consistent with portfolio objectives related to matters like property types, geography, use of debt, etc.
  • Support to achieve target returns for the portfolio.
  • Preparing portfolio strategy reports together with Research
  • Performing portfolio analysis on an ongoing basis
  • Developing/implementing IT tool for portfolio analysis
  • Compliance tests for diversification rules of Investment Act

 

Portfolio Strategic/Financial Plan

  • Compliance tests for diversification rules of Investment Act
  • Consolidating budgets/ cash-flows on a portfolio level
  • Variance analysis
  • Communicating portfolio requirements to Transaction Team
  • Controlling liquidity status of the funds
  • Liquidity projections
  • Preparing board decisions
  • Reviewing of appraisals
  • Reviewing loan documentation
  • Preparing and reviewing cash call letters to investors
  • Obtaining approval from custodian bank for transactions
  • Controlling of loan portfolio
  • Controlling mix of durations for interest fixing periods
  • Coordinating with LaSalle financing team

 

New Investments

  • Collaborate with Research teams to ensure “target markets” are considered when evaluating potential locations for new investments.
  • Ensure acquisitions teams understand the investment criteria that will guide decisions regarding new investments.
  • Continually assist teams in reviewing potential acquisitions.
  • Review all proposed acquisitions to make sure they meet the defined criteria for new investments.

Oversight of Asset Management Activities (support of Fund Manager)

  • Supervising Asset Managers and Property Managers
  • Supervising all major projects of refurbishment, reletting etc.
  • Review all asset level strategic plans on an annual basis.
  • Evaluate all assets proposed for sale within the context of defined hold/sell strategies, and approve as appropriate.

  • Constant improvement of format and calculation methods in line with market changes.
  • Coordinating complete real estate appraisal process on an ongoing basis
  • Assuring compliance with legally requested appraisal schedule
  • Collecting data from Asset Managers, Property Managers

  • Assignment and billing process of appraisers

 

Ensure regular investor reporting

  • Liaise with external accountants and ensure monthly investor reporting
  • Leading annual investor reporting

 

Required Qualifications & Experience:

  • University degree in business, economics or similar.
  • Excellent Excel/Argus skills, good command of MS Office and ideally knowledge of SAP
  • Real estate experience in the relevant European markets, preferably in acquisition or fund management
  • Fluent in German and English. Additional European languages would be an advantage
  • Knowledge of relevant European property market and capital market practices
  • Highly developed verbal and written communication skills in both German and English
  • Ability to work both independently and as part of a European team
  • Excellent multi-tasking skills and ability to work on a variety of projects simultaneously
  • Valuation expertise
  • Basic knowledge about German Investment Act.
